Questions About Buying Property From Redfish Land Sales

Who owns the property that I’m buying from Redfish Land Sales?

We own all of the property we sell.

What about zoning?

Most of the properties we sell, particularly lots in subdivisions, are zoned residential. The county will have the latest zoning regulations available for each property. Note that rural properties most likely don’t have any zoning regulations in place.

Has the property been surveyed?

Almost all of the properties that we sell have been surveyed at one point in time though it’s quite likely that the corners aren’t currently marked. Redfish Land Sales most often does not obtain a new survey as those costs would increase the price you pay for the property.

Will your office “show” me the property?

As we have properties located in many different states around the country, we don’t have the staff to provide personal tours of each property. We take great care to provide the information you need to locate each property yourself. Let us know if you need more information.

What do you mean when you use the term “due diligence”?

Due diligence is the reasonable research that you, as a thoughtful buyer, complete on a property before purchasing it. We anticipate that you will thoroughly research the property on our website, using available resources through the county and by making a personal visit to the property. You should have all questions answered to your satisfaction before purchasing your property.

You’re saying I should visit the property myself? What if I live overseas?

We feel very strongly that you should personally visit the property prior to your purchase. That said, we do sell land parcels to parties in other countries and to parties who decline a site visit. Even if you don’t visit the property you should otherwise complete all reasonable due diligence before your purchase.

What about mineral rights?

At this stage in American real estate history, most mineral rights are owned by either the Railroad entities or their successors or one form of governmental entity. The best source of information about mineral rights will be the county in which the property is located.

I don’t live in the USA. Can I still buy property there?

Absolutely. We routinely interact with potential and successful land buyers from around the world.

My credit history is terrible. Do I have a chance to get financing from Redfish Land Sales?

Yes. We don’t do a credit check or look at your credit history at all. We’ve helped lots of folks restore and improve their credit rating over time.

How do I buy a property from Redfish Land Sales?

  • Pick your property from those displayed on our sales lists.
  • Complete your due diligence on the property.
  • You pay:
    • Documentation Fee of $179 (non-refundable)
    • Discounted price (per the listing) if paying in full
    • The down payment you’ve selected if we’re financing your property
  • Complete the Redfish Land Sales Property Sale Contract and return it to Redfish Land Sales

How do I make payments?

Redfish Land Sales offers the following payment options

  • Online payment (accepts most credit and debit cards)
  • Cashier’s Check
  • Wire Transfer
  • Bank Deposit (through a Wells Fargo bank)
  • Automatic recurrent debit through checking, savings or debit accounts
  • Please note we no longer accept Pay Pal given perceived security vulnerabilities in their system

When do I receive title to my property?

Within five days of receiving your payment and signed documentation in our office we’ll have the documents certifying you as the owner of the property in the mail. You will need to record the deed in the county clerk’s office and we’ll explain in detail how to do so.

What if I want to use a real estate agent to buy my property?

Redfish Land Sales is not a real estate brokerage and we do not use real estate agents for any of our transactions. If a buyer wishes to use a real estate agent as a buyer’s agent, buyer is responsible for all real estate agent / agency fees.

Are you a real estate agent or broker?

Redfish Land Company is NOT a real estate brokerage, and no member of our team is a real estate agent, broker or commercial broker. And none of us want to be.

Why does Redfish Land Company sell land?

Redfish Land Company is a team of individuals who believe that owning land is a privilege and can, in the right circumstances, be a reasonable investment. Call us crazy in this day of real estate challenges, but land is our business and has been our business for a long time. Our senior team member bought his first land parcel in 1987 – 24 years ago at the time this was written (February 2011).

Isn’t this a bad time to own real estate?

No question, since 2008 many forms of real estate in America and around the world have taken a beating. Much of the real estate available for sale today (like houses, office buildings and retail space) is critically overpriced, is almost impossible to finance and may yet lose value.

That said, owning land is different. You’ve heard the old saying about land – “they’re not making any more of it”. Land is a ‘real asset’; it’s not a ‘paper asset’ created on a remote computer. It will always hold some value despite fluctuations in the economy.

The key is finding reasonably and fairly priced parcels of land to purchase now.

Does Redfish Land Company ever sell my name or personal information to data collection companies?

No, never. Never ever.
